Haddon Hall, 29 Commonwealth Avenue
Haddon Hall, 29 Commonwealth Avenue
Neighborhood Back Bay | Number of Units 9 | Year Built 2020

Designed in 1894 by architect J. Pickering Putnam for real estate developer William Henry Harrison Newman, Haddon Hall originally offered 26 three- and four-room apartments along with shared dining rooms and parlors where residents could exchange ideas. Designed after the “French flats,” that were in style at that time, this historic luxury apartment building was built with every modern amenity to attract notable residents listed in Boston’s Blue Book.

LocaHaddon Hall Logoted at the corner of Berkeley Street and Commonwealth Avenue, the eleven-story building of steel, wood and brick was most notable for the stir it caused in the Back Bay just after its initial construction. Neighborhood regulations, which were established before elevators, required a minimum building height of three stories but had not set a maximum. The ensuing controversy of 29 Commonwealth’s height led to new restrictions in 1896, leaving Haddon Hall the tallest structure from this brief period in the city’s architectural history. From then on, no other building would ever rise or be altered to offer comparable views in the heart of the Back Bay.

A full restoration and renovation of Haddon Hall will reveal the glory of the original architecture while bringing it up to date as a reconfigured luxury residential building, complete with garage parking. The nine spacious condominiums, including a 6,030-square-foot duplex penthouse with a rooftop terrace, are finished with a level of detail and customization rare in today’s residential development.

Ames Mansion, 355 Commonwealth Avenue
Ames Mansion, 355 Commonwealth Avenue
Neighborhood Back Bay | Year Built 1883

Introducing the Ames Mansion at 355 Commonwealth Avenue. Rarely does a property of this caliber and architectural significance become available, making this a true once-in-a-lifetime opportunity. This magnificent building is regarded as one of the most impressive addresses in Back Bay, boasting some of the grandest rooms Boston has ever seen.

Prominently situated on the northeast corner of Commonwealth and Massachusetts Avenues, 355 Commonwealth was built in 1883 for Oliver Ames and his wife Anna Coffin Ames. Oliver Ames, a wealthy investor in railroads, banks and manufacturing companies, would become Governor of Massachusetts in 1886-1887 while living at this address. Ames commissioned notable German architect Carl Fehmer to build a Back Bay mansion that would reflect his wealth and success as an industrialist and politician.

The Ames mansion was the first of the Boston chateaux, large houses inspired by the 16th century chateaux of the Loire Valley in France. It also took much inspiration from Richard Morris Hunt’s Vanderbilt Mansion, built on 5th Avenue in New York just a year prior to great acclaim, and from the Pierpont Morgan Mansions. The Chateauesque style is usually recognized not only by its elaborate carvings but also by its steeply pitched rooflines punctuated by tall dormers, turrets and gables. The exterior of the Ames Mansion boasts a wealth of exquisitely carved brownstone reliefs within crisp, rectangular architectural forms.

355 Commonwealth remained in the Ames family until 1926. Over the years, it served as office and retail space for several companies including the National Casket Company, Emerson College and the Back Bay Investment Trust. The current owners purchased the property in 1995 and completed an extensive renovation with the award-winning architectural firm Grassi Design Group and renowned French artisans Ateliers Perrault and Groupe Villemain, formerly known as Atelier Quelen.  Both Ateliers Perrault and Groupe Villemain are currently working to restore damage from the April 2019 fire at the Notre Dame Cathedral in Paris.

The Ames Mansion offers approximately 24,719 square feet of interior living space, reflecting two distinctive architectural styles, those of the Gilded Age as well as Classical French architecture. It is currently configured with resplendent formal entertaining rooms, offices, two lower-level apartments, and a grand, French Chateau-inspired penthouse. The property is commercially wired throughout, integrating the latest technology into the home without detracting from the integrity of its history or design. The mansion is located on the sunny side of Commonwealth Avenue and open on three exposures, receiving boundless natural light all day long. Complete with an oversized elevator, soundproof windows, eighteen working fireplaces, and parking for ten vehicles (seven interior and three outside onsite), the Ames mansion represents the perfect opportunity for a developer, investor, or end-user.

40 Beacon Street
40 Beacon Street
Neighborhood Beacon Hill | Year Built 1818/2019

The entirety of Forty Beacon reflects the understated elegance that was Beacon Hill in the early 19th century, from its stately façade to its grandly scaled interiors decorated with period architectural details. The building is currently undergoing renovation, and will offer four spacious condominium residences that will live comfortably in the 21st century.

Facing Boston Common, the spacious homes offer elevator access, private terraces, wide floor plans and on-site parking. The building dates to 1818 and boasts the historic detailing—including a gorgeous Bulfinch style staircase—and ceiling heights that are a hallmark of that era. The remodel has preserved as much detail and scale as possible, but also caters to a transitional aesthetic by offering top-of-the-line finishes and every modern residential amenity.

More about 40 Beacon’s history…An exquisite example of the Greek Revival style of architecture, this handsome brick structure was originally built in 1818. Carved Greek key patterned lintels surmount the elegant six-over-six windows on the first floor and a classic Ionic columned entry of white marble draws your eye to towards the leaded glass fanlight beyond. Delicate, wrought iron balconies line the piano nobile of the home, a floor with breathtaking, 16-foot ceilings and triple sash windows original to the residence.

The land here, overlooking the Boston Common, had been owned by painter John Singleton Copley prior to 1818, and in 1819, Nathan Appleton and hotel owner Daniel P. Parker bought a home that had been standing on the property and tore it down. They then had twin houses built, designed by architect Alexander Parris and numbered 39 and 40 Beacon Street. This home and its neighbor have had a storied architectural and social past. In number 40, the main sweeping staircase is an original in the design of Charles Bulfinch. In 1843 Appleton’s daughter Fanny was married in number 39 to poet Henry Wadsworth Longfellow.

From 1914 to the 1990s number 40 housed the Women’s City Club of Boston. Now known as the Appleton-Parker House, it was placed on the National Register of Historic Places in 1978.

A REFINED BACKDROP FOR MODERN LIVING

A signet is a mark of distinction and the perfect name for the exquisite luxury condominiums of Signet on Boston’s iconic Beacon Hill. When William Blackstone built his home here in 1625, he could hardly have envisioned that this would become the city’s neighborhood of choice for centuries to come. In 1795, Jonathan Mason made the address his home. He was one of a small group of prominent citizens who formed the Mount Vernon Proprietors, America’s first real estate syndicate.  The opulent mansion was demolished after his death in 1831.  From John Hancock to Louisa May Alcott, Daniel Webster to Robert Frost, intriguing people have called Beacon Hill home. The patina of luxury, exclusivity, and gracious living remains. Welcome to Signet!

Signete LogoA sweeping staircase, Corinthian columns, lovely carved moldings…the grandeur of the past surrounds you at Signet. The understated façade of 63 Mount Vernon Street harbors seven magnificent homes, ranging from a pied à terre or potential caretaker suite to a grand multi-level penthouse. Separately or in combination, they invite you to experience an understanding of elegance seldom seen today. Crafted with meticulous attention to both historic detail and contemporary luxury lifestyles, the homes of Signet exemplify the best of Beacon Hill living today.

Luxurious finishes, such as white oak floors, Carrara marble bathrooms, and Adonis white countertops compliment carefully preserved historic architectural details, just as modern conveniences—an elevator, fitness center, deeded storage units, and keyless entry—are seamlessly integrated into the gracious ambience of the past.

Boston’s intimate scale makes Beacon Hill an ideal location. Walk across the Common for afternoon tea or an evening of theatre. Stroll past Back Bay’s magnolias and swan boats. Walk to work in the Financial District. Shop haute couture or unique boutiques. Run on the Esplanade, sail on the Charles, and choose from hundreds of nearby bakeries, cafés and restaurants.

The upper 16 floors will contain the new Ritz-Carlton residences. Lovejoy Wharf
Lovejoy Wharf
Neighborhood Waterfront | Number of Units 157 | Year Built 2017

Developed by Related Beal and designed by Robert A.M. Stern Architects, Lovejoy Wharf offers 157 new construction luxury condos with Boston Harbor and City views.

Condominiums with the 15-story building range from studios to three bedrooms. Lovejoy Wharf features and amenities include 24-hour concierge as well as a fitness center and a resident lounge. It will also have a 12th-floor terrace designed by landscape architect HM White with built-in private grills, gas fireplaces and sweeping water views.

This new project at Lovejoy Wharf sits in one of Boston's most exciting neighborhoods. It is located between the North End and Beacon Hill, a historic section of the city that is now growing and improving to include new restaurants, retail, groceries, and entertainment options all within an easy walk. In 2018, local restaurateur Tom Schlesinger-Guidelli will open Alcove on site at Lovejoy Wharf. Other music and nightlife openings nearby include City Winery, Bodega Canal, and Rogue Lounge. Lovejoy Wharf's exclusive Attaché can secure reservations for residents at a moment's notice. Residents will also enjoy easy access to the Rose Kennedy Greenway, Boston Public Market, the Harborwalk and so much more in and around Boston's revitalized waterfront.

From Robert A.M. Stern Architects:
Located on a formerly industrial site where Boston's Harborwalk will connect to the Freedom Trail, our 161-apartment building constitutes a gateway to the city from the north over the Bunker Hill Bridge. Faceted facades transition from brick, complementing an adjoining historic warehouse now converted for office use, to glass that will catch the brilliant light reflected off the water. On the city side, a notch in the plan defines an entrance court. To make an important public gesture—a monumentally-scaled shopfront-lined pedestrian passage is aligned with a view to the Bunker Hill Monument across the water on the heights of Charlestown.

Harbor Towers
Harbor Towers
Neighborhood Waterfront | Number of Units 312 | Year Built 1972

The Harbor Towers, located directly on the waterfront and near the Rose Kennedy Greenway on India Wharf, are 2 identical full service, condominium residences. At 40 floors each, they are the tallest residential towers in Boston, offering great views of the waterfront and Financial District. The location of the Harbor Towers is full of history, as Charles Bullfinch, one of Boston’s most famous architects, designed India Wharf. The building itself was built in 1971 as apartments and designed by I.M. Pei, considered one of the masters of modern architecture. In 1981, apartments were renovated and fully converted into condos. Since then, condos have been renovated and updated individually by unit owners, so no two condos are the same.

Many condos have a spacious balcony where you can enjoy the outdoors and enjoy the waterfront view. You also have access to a heated seasonal Oceanside pool. For more spacious outdoor areas to explore, you can choose to either visit the landscaped grounds or the Boston Harbor Walk that is adjacent to the property.

Right near the Harbor Towers are historical landmarks, such as Faneuil Hall and the Freedom Trail. Within walking distance, you can attend to business in the Financial District and then explore and enjoy a meal in the North End, Boston’s Italian-American neighborhood. With the Government Center T and bus stop nearby, you can easily transport to other neighborhoods in Boston. Garage parking also gives you convenient access to your car.

The residences at Battery Wharf were developed and designed by a highly talented team, respectively Harold Theran of the Development Corp and the Architectural Team, Inc. Currently, Battery Wharf is managed by Barkan Management, the same company responsible for the management of Trinity Place, and the Residences at the InterContinental.

The 104 residences at Battery Wharf range from 1 to 3 bedrooms, or 900 to 2,500 square foot homes. The interior of the home was elegantly designed by Gauthier-Stacy. An inviting atmosphere was created with modern and clean-cut design elements. Kitchens are completed with top-of-the-line stainless steel appliances and offer not only a place to cook, but also a place to entertain and spend time with friends and family. Entertainment options can extend to the balconies, which offer you an easy escape to the outdoors and give you incredible water views. For personal time, you can escape to the spa-like bathrooms that are outfitted with glass showers and large baths.

Everything that you need is offered within the building or steps away from your front door. Full service offerings include a concierge, valet parking, in-residence dining, housekeeping, laundry, pet walking, babysitting, and personal shopping. While Battery Wharf is located in Boston’s North End, American-Italian neighborhood, and there are a plethora of delicious and authentic restaurants in the area, right below your home, you can dine at Aragosta Bistro. Chef David Daniels runs the highly rated restaurant and uses local, farm-raised food for his signature dishes. In between meals or when you have time, you can relax and revive your body at Exhale Mind Body Spa. At Exhale, not only are you able to access a full range of spa therapies, you will also be able to take core fusion and yoga classes lead by Best of Boston instructors.

Battery Wharf is part of the Waterfront’s Harborwalk that stretches along the Boston Harbor (and will be 47 miles long upon completion). Anytime of year, you are able to enjoy one of Boston’s hidden gems and access the beautiful walk easily. Other historic sites, such as Faneuil Hall, are also within walking distance. If you are looking to explore other parts of Boston, you can hop on the subway at Government Center or Haymarket T stops.

Neighborhood Waterfront | Number of Units 90 | Year Built 1860

Built in the 1800s, Lewis Wharf originally served as a granite warehouse on the Boston Harbor. It was developed and converted into 90 full-service luxury residences in 1973 by Carl Koch & Associates. The renovations preserved the traditional architecture of Lewis Wharf while incorporating modern design elements. As a result, the condos are truly unique and one-of-a-kind places to live. While condo owners have updated features as needed, they have kept the Lewis Wharf charm by working with designers to incorporate modern touches that complement the original details.

Finished hardwood floors and stainless steel appliances bring out the modernity of the condo. Private balconies connected to the living space offer a place to enjoy the waterfront views. South Boston

South Boston is steeped in Revolutionary War history, being the site where George Washington forced the evacuation of British troops from Boston in 1776. The neighborhood stretches from Fort Independence on Castle Isle to the East to Dorchester Avenue on the West and includes over three miles of public beach. South Boston has a long history as a working port, and that tradition continues today with cruise ships pulling into the Black Falcon Terminal and high-end furnishings coming and going from the Boston Design Center. Boston’s Convention & Exhibition Center, designed by Rafael Viñoly and the largest in the Northeast, calls South Boston home.

Known in the 19th to mid-20th centuries as a predominantly Irish Catholic community, South Boston has become the go-to neighborhood for young professionals in the past decade with a renovation of 150-year old row houses and the introduction of full-service buildings like the LEED certified Macallen Building. Families are also drawn by South Boston’s strong sense of community and close proximity to the South End, Financial District, and public transportation.

Miles of paths have been created along the South Boston Waterfront, perfect for jogging or walking, and culture has burst onto the scene with the opening of The Institute of Contemporary Art. Planned development for the South Boston Waterfront includes residential, office, retail, and hotel use.
