At 790 feet, 200 Clarendon Street (formerly known as the John Hancock) has been Boston's tallest building since its completion in 1976. The Henry-Cobb designed office tower will soon be joined in the top three by another work by the architect in collaboration with Cambridge Seven Associates: Four Seasons Private Residences One Dalton Street, Boston.* One Dalton will rise 742 feet at its highest point, becoming the tallest residential building not just in Boston, but in all of New England. Currently under construction, One Dalton has already become visible on the Boston skyline.

Coming Soon: Boston's Tallest Residential Tower to be managed by Four Seasons

John Hancock and the Pru are about to get a new neighbor: A 60-story, 699-foot tower of ultra high-end condos that will be the city's tallest residential building.

On Tuesday, Four Seasons Hotels and Resorts announced it will manage the hotel and residences in the building, promising to bring a new level of luxury to the Back Bay, Boston's most desirable neighborhood. The $700 million project -- located at 1 Dalton Street, next to the Christian Science Plaza -- will make Boston one of a select group of cities with two Four Seasons hotels. The others include London, Shanghai, Instanbul, Los Angeles, and Chicago; New York is currently building its second Four Seasons.

The 211-room Four Seasons will occupy the first 20 floors of the building, and 180 condominiums will comprise the upper 40. Since the tower is shaped as an equilateral triangle with rounded edges, the hotel rooms and condos will feature wrapping views of the Back Bay skyline, the Fenway, and the Charles River. The new tower will also include the finest amenities the city has to offer, including two restaurants, two lounges, and a health club and spa.

Developer Carpenter & Co. plans to start construction on the new skyscraper by the end of this year. The hotel and residences are expected to be completed in 2017. The luxury building will become Boston's third tallest structure overall, behind the 750-foot Prudential and the 790-foot John Hancock Tower, both office buildings. Hancock Tower architect Henry N. Cobb is designing the new project along with Cambridge 7 Associates.

"This is designed to be a landmark building," said Richard L. Friedman, chief executive of Carpenter & Co. "It's going to be very prominent on the skyline, and it also has a strong connection to the local street grid...We have a simple goal -- the finest design and absolute highest quality for this iconic landmark project."

Additional Project Information:

The development of the property, formerly owned by the First Church of Christ, Scientist, was approved by the Boston Redevelopment Authority last September. It includes the construction of a public park at the base of the building, as well as a 26-story apartment tower on an adjoining parcel to be built by Prtizker Realty Group of Chicago.

Millennium Tower Boston Construction Update, Spring 2014

In late April of this year, Millennium Tower's foundation was laid as Suffolk Construction crews executed the largest continuous concrete pour in Boston's history. Over the course of 22.5 hours, 572 concrete trucks funneled 6,000 cubic yards of concrete into the Downtown Crossing pit. As June begins, crews continue foundation work on the highly anticipated luxury residential building in Boston's midtown neighborhood.

Burnham Building Retailer Announced

Primark, one Europe's largest clothing retailers, is planning to open a flagship store in the historic Burnham building, the former headquarters of Filene's at the corner of Washington and Summer streets in Boston's Downtown Crossing.

The Dublin-based company plans to lease 112,000 square feet of space on four floors of the Burnham Building next year. Approximately 70,000 square feet of the space in the landmark property will be used for retail, and the rest for corporate offices.

Restoration and renovation of the Burnham building is part of the highly anticipated project from Millennium Partners, in which the company has planned a $689 million redevelopment plan for the vacant site of the former Filene's flagship store. Renovation of the 1912 Burnham Building began last summer.

Adjacent to the Burnham will be Millennium Tower. Millennium Tower will be a 625-foot building comprised of 442 luxury condos for sale above 95,000 square feet of additional retail space on its lower floors.

Last year, Millennium signed the advertising firm Arnold Worldwide and its sister agency, Havas Media, to occupy about 125,000 square feet in the Burnham building. Roche Bros. supermarket also signed a lease last year for 30,000 square feet of space.

Some of Boston's most prominent real estate developers say that the time is right to build, citing pent-up demand, low interest rates and an influx of empty nesters seeking condos in Boston.

At a Wednesday breakfast event hosted by NAIOP, panelists -- including some of the city's biggest names in development -- said they are poised to build more than $3 billion worth of mixed-use projects in the city. And they say the stars are aligned to make these Boston luxury condo projects successful.

Factors creating this perfect storm for the city's multibillion-dollar development pipeline include the Big Dig's completion, a growing population, a flood of Baby Boomers desiring to return to Boston, lower unemployment and a rush of foreign capital.
