The Federal Revival style home was built as the residence of Henry Davis sleeper, America’s first interior designer. This fashionable purveyor of taste has garnered much fame for homes he did for clients, such as Joan Crawford, Douglas Fairbanks and the Vanderbilts, but also for one of his own homes, Beauport, the Gloucester Harbor mansion that is now a national historic landmark. To this day, and in thanks to subsequent owners who have faithfully renovated, restored and maintained the magnificent property, 90 Chestnut remains full of decorative flourishes chosen specifically by the nationally noted antiquarian, collector, and interior decorator.

The entire 6,576 square foot house is a historic treasure, yet remains timeless in its ability to cater to modern lifestyles. The gracious floor plan splendidly incorporates formal and informal living and entertaining areas and offers 5 sun-filled bedrooms and 5 1/2 bathrooms, all enhanced by a private elevator and spacious roof deck. Cleverly built-in storage and displays fill every nook and cranny of the home so that every inch serves an aesthetic and functional purpose. The floor plan also brings with it wonderful flexibility to be used as a single residence or two separate units—one a first and garden floor duplex, the other a 2nd, 3rd and 4th floor elevator triplex.

One step in the door and it is apparent that this Flat of the Hill home was constructed and finished in the finest manner. A gorgeous mahogany paneled reception room with a leaded glass curios cabinet offers a glorious first impression as to what the rest of the home has to offer. Take the elevator or climb the stairs to the living room floor and you step right into the heart of the home that is absolute elegance. This approximately 21’ by 39’ entertaining space is paneled floor-to-ceiling and features finely detailed carved pilasters and classical door casings. Built-ins abound, including bookcases, collectibles vitrines and a complete wet bar. A carefully lit oval skylight and corner fireplace finish this fine, perfectly symmetrical room.

Just beyond this living room is a home office or media suite complete with a bay-windowed seating area facing the hidden gardens of Beacon Hill. This space has its own half bath and a variegated marble fireplace depicting an Aesop’s Fable, the Wolf and the Crane, in carved relief, a fine example of how the home’s design evokes literary<ins cite="mailto:Kesler,%20Alan%20E." datetime="2018-01-27T09:29">,</ins> as well as, historical themes.

Up one flight of the curving staircase is the spacious family room and kitchen. The family room is a large, 20' by 21' space with additional skylights, a grand mantelpiece and graceful Adam-style detailing. The kitchen is accessed through a wonderful original butler’s pantry with zinc-lined sink, unique backlit windowed display case and a warm, hearth tile floor that continue<ins cite="mailto:Kesler,%20Alan%20E." datetime="2018-01-27T10:01">s</ins> into the kitchen. The eat-in kitchen features a beamed ceiling, antiqued pickled pine cabinetry, triple windows facing Chestnut Street at treetop level and direct elevator access. On the opposite end of this floor is another suite consisting of a fireplaced bedroom, bay windowed dressing area facing the gardens and a full bath.

On the fourth floor rests the master bedroom suite, which has a large mirrored bath with oversized Jacuzzi tub set beneath a skylight and exceptional closet storage offered by a large walk-in, additional closets and custom built-ins. The huge master bedroom with beautifully detailed fireplace and Juliet balcony is set below an oversized skylight with electronically controlled shades. Another bedroom suite with full bath on this level is currently used as a sun-filled home gym.

The home’s massive, private roof deck with wonderful city views is one level above and is easily accessible via a full, sky-lit staircase. It has been newly renovated by the current owners and is equipped with water, gas and electric.

The duplex suite on the first and garden levels is also enchanting, featuring an octagonal shaped entry foyer leading into a large living room. Currently in use as a formal dining room, it boasts beautiful garden<ins cite="mailto:Kesler,%20Alan%20E." datetime="2018-01-27T09:50">-</ins>facing windows and countless architectural flourishes.

Adjoining this space is a bedroom suite that Henry Davis sleeper used for his own quarters. Downstairs is a large oval-shaped room detailed in a High Victorian Gothic style, off of which is a comfortable glass-ceilinged conservatory and bedroom with a full bath. The kitchen on this lower level includes a breakfast room set beneath glass block skylights to Chestnut Street that were completely and painstakingly restored to their original design.

This one-of-a-kind townhouse is complete with a parking space at the Brimmer street Garage.

View all Campion and Company Exclusive Listings

<span style="border-top-left-radius: 2px; The great room takes influence from 17th-century English design and includes a double height beamed ceiling, grand fireplace and large mullioned windows that admit a flood of light. The property is currently offered for sale by Campion and Company.

The Great Room at 32 Lime Street

Great Room double height window detail

More about 32 Lime Street and its architect:

The house was built ca. 1914 by architect Richard Arnold Fisher, an architect responsible for many homes and apartment houses throughout Boston and New England. The house is a wonderful example of a simple re-working of older Adamesque Georgian motifs common to the Hill, as well a celebrated effort to eschew traditional scale. Perhaps inspired by the enthusiasm for the Arts and Crafts movement in Boston and the Bohemian artists’ colony thriving on the Flat of Beacon Hill, the work of Fisher and his contemporaries sanctioned more freedom in altering older buildings’ proportions, especially in regards to increasing light to the interior. Among Fisher’s best-known works were his residences on Beacon Hill. Primarily constructed during 1902 to 1915, the period in which he practiced alone, these homes included 36, 34, and his own residence, 32 Lime Street. Today the townhouse is owned by just the third owners since it was built.

Two full stories of copper- edged windows centrally aligned on the front facade of 32 Lime Street uniquely provide light to the neighboring row house, also designed by Fisher.

<span style="border-top-left-radius: 2px; While the home's initial construction pre-dates this extension of the capitol by approximately 60 years, the 5 bedroom, 5-full and 3-half bathroom property has just been fully renovated, masterfully incorporating state-of-the-art mechanicals and amenities, including elevator, audio/video pre-wiring, intercom and security systems and high efficiency heating and cooling systems remotely controllable via smart phone.

The building's classic Greek Revival façade--enlivened by beautifully restored cast iron fencing, railings, and balcony exhibiting alternating lotus and anthemion motifs--has been retained and restored to its former gloryThe interior of the building has been completely rebuilt incorporating classic elements of the original architecture and historic fabric, including moldings, paneling and original mantles, to preserve the timeless elegance of the property. The result is a splendid, 6,351-square-foot family home with all the conveniences Beacon Hill has to offer.

The main entry is comprised of refurbished double doors that open to a beautiful foyer boasting contrasting marble floors in a diamond pattern. The home has a side hall plan, and the winding staircase with curved handrail resides at the left of the entry. This gracious, historically replicated stairwell connects all levels, while the central elevator serves all but the uppermost floor.

As the main formal entertaining area of the home, this level is laid out with a double parlor floor plan, with classically proportioned front and rear living and entertaining rooms served by a central paneled vestibule with closet, powder room and walnut wet bar with hammered nickel sink and concealed under-counter Sub Zero refrigerator and U-line ice maker. Both parlors feature gas fireplaces and audio/video wiring. The rear parlor extends the full width of the home and includes three sets of French doors with transoms. Not only do these glass doors provide light and views into the home's rear garden, but they also open to a Juliet balcony connected to a 120-square-foot ell roof deck--a perfect layout for entertaining.

In addition to the home's elegant parlor entry, a separate door leads from Hancock Street to the garden level. The true heart of the home, the level has been thoughtfully designed with the needs of any family in mind. A spacious foyer and mudroom with hardwood floors and paneled walls connects to a closet and powder room, beyond which is the family room and kitchen. The wainscoted family room has been pre-wired for surround sound audio/video. The eat-in kitchen has also been wired for audio/video and incorporates top-of-the-line appliances, including Wolf six-burner gas range with pot filler, Sub Zero refrigerator and Bosch dishwasher with custom paneling matching the crisp white cabinetry. Cararra marble island, countertops and backsplash add to the room's timeless elegance, as does the classically inspired gas fireplace. Through the kitchen is the butler's pantry with farmhouse sink and additional Bosch dishwasher, followed by the au pair suite with marble en-suite bathroom and direct views of the landscaped garden.

From the kitchen, a folding door system creates an expansive opening to the private rear lawn and bluestone terrace, seamlessly providing for indoor/outdoor living. This enclosed, 385-square-foot space is lit by handmade brass wall lanterns and is also wired for audio/video. Down one more level is the finished basement with full-height ceiling and abundant storage space.

Private quarters make up levels two and three. The second floor includes the master suite with dressing hall, two particularly generous walk-in closets, and luxurious en-suite with double sinks, large soaking tub, walk-in rain shower and separate water closet with linen cabinet. This five-piece bathroom is finished in Cararra marble and its hex mosaic patterned floors are radiant heated. The bedroom itself is centered on a gas fireplace and has two windows overlooking the home's patio and garden. The front bedroom on this level features an original fireplace with fully restored mantel and its own walk-in closet and bathroom with shower/tub combination. This bedroom makes for an ideal nursery or could easily be incorporated into the master suite as an office or sitting room.

Two spacious family bedrooms and laundry room comprise the third level. Both bedrooms are centered on original fireplaces and offer walk-in closets and en-suite bathrooms. The central laundry room holds a stacked washer and dryer, deep sink and plenty of storage, which is supplemented by two nearby hall closets.

The top level of the home, with its roof pitched to a significant height, features an open and versatile layout. Designed as a family room/den and entertainment room, this level features audio/video wiring, a powder room and hidden wet bar with Cararra counter and under-counter Sub Zero refrigerator and ice marker combo. Stained solid oak ceiling beams add a loft-like element to this space, which is also highlighted by white painted exposed brick, built-in bookcases at the knee-walls and a 5'x10' decorative skylight with chandelier centered above the stair.

From top to bottom, inside and out, this home has been completely rebuilt with all new mechanical, electrical and plumbing systems, an entirely repointed exterior, new gutters, new roof, restored entrance entablature and historically accurate windows with new lintels and sills. Rental parking is also available a short walk away at both the Boston Common Garage and the 100 Cambridge Garage.

Boston Real Estate Campion & Company Exclusive Listings Beacon Hill Boston Neighborhoods Thu, 22 May 2014 15:07:44 -0400 Beacon Hill Townhouses for Sale: The Benjamin Mansion https://www.campionre.com/blog/posts/2014/04/15/beacon-hill-townhouses-for-sale-the-benjamin-mansion/
New Kitchen Renovation at The Benjamin Mansion - 74 Beacon Street, Beacon Hill, MA

Before the Beacon Hill home's redesign, the kitchen was located on the garden level.
